Summary:  To be responsible, under the supervision of the Business Manager, for marketing, leasing, and pre-leasing of rental units.  Coordinate the leasing team in all aspects of the leasing process including, but not limited to: Application processing, Paperwork processing, Pre-move in apartment inspections, Resident Retention Activities, Lease Renewal process.

  Essential Duties and Responsibilities include the following. Other duties may be assigned.

  Train and be responsible for directing the work performed by the leasing team.

  Interview, and hire employees in accordance with the company’s policy under the direction of the Business Manager.

  Perform written evaluations of employees at designated intervals.

  Establish and coordinate scheduling for leasing staff.  Coordinate leasing staff meetings.  

 Review staff performance, guest cards, and follow-up on a weekly basis.

Meet and greet future residents in an enthusiastic and professional manner.  Conduct tours and provide up-to-the-minute    knowledge of vacancies and availability dates.

  Maintain daily traffic logs, phone logs, and follow-up.

  Qualify prospects by determining there needs, eligibility, and desirability.  Completely check application through credit agency and other resources before submitting for approval.

  Sign and explain lease and application in detail.

  Complete or supervise the completion of move-in paperwork.  Ensure that apartment inspections occur prior to new move-in.

Receipt all deposits and application fees according to company procedures.

Properly label and store all monies received including rent.

Maintain a comprehensive knowledge of the apartment community, selling points of appliances, unit sizes, etc.  This should include knowledge of the surrounding area, schools, bus lines, and any other pertinent neighborhood information.

Maintain up-to-date knowledge of the competition in the area--conducting monthly Market Surveys.

Maintain knowledge of other Legacy Partners communities and future residents to these when appropriate.

Work with the Marketing Department on the advertising and marketing plan for the property.

Tour the community on a regular basis to inspect the models and/or vacancies for readiness. Inspect the grounds and report any concerns to the Business Manager.

Qualifications: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Education/Experience: High school education or equivalent; and two years of related experience or training; or equivalent combination of education and experience.

Language Ability: Ability to read and interpret documents such as leases, addendums to leases, pertinent move-in/move-out paperwork and various Notices to residents such as Notice to Comply, 5-Day and 10-Day Notices.  Ability to write routine reports and correspondence.

Math Ability: Ability to add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions and decimals.  Ability to compare rate, and ratio.

Reasoning Ability: Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form.  Ability to deal with problems involving several concrete variables in standardized situations.

Computer Skills: Word processing, spreadsheets, Internet software, e-mail, and Rent Roll.

Supervisory Responsibilities: This job requires the supervision of the leasing team to assure quality results in their work.
