Job Responsibilities

• Manage the maintenance department working with the Property Manager.
• Responsible for the supervision of apartment turnovers, inspections, communication with management office on schedules, meetings, and projects.
• Supervise and designate daily and weekly routine.
• Prepare maintenance paperwork, budgets, updates and forecasts
• Coordinate with vendors.
• Directs the cleaning of the apartments.
• Directs the inspection of apartments.
• Keeps management informed of day-to-day routines.
• Schedules staff meetings/safety meetings.
• Delegates day-to-day operations and work orders as required
• Evaluate maintenance staff on annual basis.
• Overtime, afterhours, and weekend work hours required as needed.
• Requires computer knowledge related to record keeping, declining budget, site requirements, renovations, and capital expense control.

 Skills

• Experience in apartment and/or residential maintenance.
• Excellent communication skills and professional appearance to work with our high-end residents.
• Individual must be AC qualified and able to read wiring diagrams.
• High level of competency and efficiency in all aspects of maintenance operations (pool, appliance, HVAC, electrical, carpentry, etc.)
• Capable of performing sustained manual labor.
• May require overtime, holiday, and weekend work.
• Must be on-call for after-hours emergencies.
• Requires ownership of hand tools.
• Ability to work in inclement weather.
• Great time management skills.
