ESSENTIAL DUTIES AND RESPONSIBILITIES include the following but not limited to the job specifications contained herein.
- Maintain communication with the Head of Accounting / Property Manager as to all aspects of daily property accounting, and any issues that arise needing attention.
- Support Head of Accounting / Property Manager in implementation of timely collection procedures, in accordance with company policies and practices.
- Responsible for accounting data input and timely collection of rents, banking activities, and documentation of all monetary transactions.
- Post all receivables daily in system and make daily bank deposits. Maintain record of all bank deposits made, including copies of all checks deposited.
- Verifies and ensures accuracy of the daily Bank Deposit Detail and weekly Bank Deposit Summary report.
- Verifies validity of account discrepancies by obtaining and investigating information from Residents.
- Reconcile the accounts receivable ledger to ensure that all payments are accounted for and properly posted.
- Perform day to day financial transactions including verifying, classifying, computing, posting and recording accounts receivable data.
- Issue 3 Day Notices to Pay or quit, with timely follow up on such notices. When necessary, forward appropriate documents on delinquent accounts to the attorney for unlawful detainer.
- Preparation of the daily delinquency report, with knowledge as to the status of all balances and credits due, and follow up as necessary to clear all balances.
- Post all violation charges as requested by the Facilities Director or Resident Services office. Follow up on such charges with the Residents and Guarantors (if applicable).
- Verifies and ensures accuracy of the Prepaid Report daily after the 15th of every month.
- Perform other functions as may be required by the position and/or directed by the Head of Accounting / Property Manager.
Professional Experience Requirements
- 1 to 2-year direct experience as a Bookkeeper/Accountant.
- Minimum High School/GED with Associates Degree in Accounting or Business Preferred.
- Knowledge of office systems and equipment, property management software preferred, typing speed of 50 wpm.
- Computer skills.

Physical Requirements
- This position works indoor in a climate controlled environment with low to moderate noise levels.
- The incumbent is required to sit, stand and walk frequently.
- Lifts up to 20lbs occasionally and up to 5lbs frequently.
- Must be able to listen and address complex situations
- Utilizes a computer, telephone, telecommunication devices, copiers, collates
- Interacts with the general public and holds face to face discussions.
