Onsite Property Manager

We are looking for an experienced Onsite Resident Managers for a 45-unit apartment community in North San Diego.

This is a fulltime position. You will be both the Resident Manager (living onsite) and the Onsite Manager (having office hours).

Previous property management experience is a requirement for this position. You will also need to speak both Spanish and English fluently with the ability to clearly communicate (both speech and written communications).

You will receive both an hourly rate ($15 - $18 an hour) as well as a unit onsite, and have potential to earn bonuses as well.

You will be responsible for all phases of the operations of an apartment community, including:

* Collect the rent from all residents on time.

* Answering and responding to calls to the property from people interested in renting apartments, residents with issues with their unit or the property and other normal and typical calls that a property receives.

* Scheduling and showing vacant apartments to possible tenants. This includes "selling" the unit and the property with the goal of bringing in new residents to vacant apartments.

* Keeping informed of market conditions "rental comps" to make pricing recommendations to your supervisor for the rent to be charged.

* Qualifying perspective new tenants including getting rental applications from perspective residents and making sure those rental applications are completed correctly and getting supporting documentation, such as pay stubs and copies of identification.

* Being a problem solver and responding to the needs of the residents and the property.

* Arranging access for maintenance of the units and the property (letting people in to work on the property).

* Keep files on residents including applications, rental agreements and all other communications.

* Enforce the rules and regulations of the property including warning residents who are not following rules and regulations.

* Inspect the property its common areas and vacant units on a regular basis and direct the repair and maintenance of needed items.
