E & S Ring is a leading residential property management company with apartment communities located throughout California and Washington. We have an immediate opening for a highly motivated and experienced Lease Up Business Manager to handle all the day-to-day operations of a 270 unit apartment community, 30 work/live spaces, 21,000 SF of retail space and Marina. This exciting opportunity is located in Ventura, CA and will be the only property of its kind, featuring a public park, promenade, shopping and dining within a walkable coastal neighborhood. The Business Manager will be responsible for providing a quality living environment for residents and establishing a productive working relationship with the property team members, be a business leader and fiscal decision-maker of a multi-million dollar apartment community - overseeing the entire operation including staff performance, resident satisfaction and financial success. A successful Business Manager will generate income by leading the sales team, monitoring market conditions, controlling budget, attracting residents and retaining them through superior customer service. In this leadership role you will hire, manage, develop and ensure the success of the entire team including business, sales and maintenance staff. Must have proven success demonstrating leadership, customer service, problem-solving, decision-making, multitasking, communication, and organizational skills.

Must have new construction and lease up experience on luxury properties. Must live locally or be willing to relocate. Affordable housing experience a plus. Minimum of four years on-site multi-family property management required on a minimum of 300 units. Working knowledge of tenant and eviction laws. Qualified candidates must have knowledge of budgets and financial statements. Experience in direct supervision of staff of five or more. Sales and marketing experience. Working knowledge of eviction law, Fair Housing mandates and other legal issues affecting property management. Computerized accounting experience, word processing, and YARDI experience is preferred. The Business Manager will also inspect units to ensure quality and will be required to lease units.
