On Site Property Manager

We are searching for a full-time Resident Manager to live on site and help to manage a 67 unit multifamily property near USC. The Resident Manager will receive a rent-free unit to live in + compensation based on experience.

Primary responsibilities:
• Serve as liaison between tenant community and Management
• Audit, collect, receipt and deposit monthly rent
• Manage relationships with outside vendors for maintenance, cleaning, trash collection, appliance repair, security, elevator, landscaping
• Track all maintenance requests from intake to completion
• Monitor pest control service schedule to ensure periodic treatment of all units
• Show and tour vacant units with prospective renters
• Assist with annual leasing of student housing units and lease signing processes
• Provide access to units for City of LA and HACLA inspectors
• Inspect units at move in and move out and keep excellent verbal and photographic records of the unit's condition
• Monitor security cameras in general and for specific incidents (bike theft, vandalism, etc)
• Be available to tenants for questions, comments, concerns and hold weekly office hours
• Ideally be able to perform light maintenance duties such as replacing smoke detector batteries, resetting garbage disposal, unclogging drains with a snake, etc.
• Monitor and manage unit renovations including ordering materials and supervising laborers
