The Sales and Marketing Manager oversees the marketing, branding and sales strategies within a specific region to increase traffic, leases, and revenue for the company. As a Sales and Marketing Manager, you will also assist in the development of national sales and marketing initiatives, promotions, collateral production, property identity and imaging, and property merchandising. Utilizing your marketing experience and forward-thinking creativity, you will stay abreast of changes in the marketing environment to best serve the objectives of our organization and to adjust and implement plans accordingly.

WHAT YOU’LL DO
  • Serve as an advocate for the best customer experience across all touch points.
  • Manage and recommend interior and exterior property marketing programs, marketing signage, property and regional collateral, network, and outreach programs.
  • Serve as a subject matter expert in all things sales-related to your assigned region in order to identify areas of opportunity, recommend solutions, execute company sales strategy and improve performance — including (but not limited to): sales behaviors, online reputation, product quality, sales office and tour experience, sales technology and customer relationship management.
  • Partner with VPs of Property Management to address communities in need of targeted marketing support. Identify opportunities and work with VP and RM team to establish strategic marketing plans for selected properties to support achievement of corporate objectives regarding: traffic, sales behaviors, revenue, profitability, and market share.
  • Direct and execute strategic plans for buildings under development including, (but not limited to): building identity, all marketing and branding deliverables, lease-up preparations, monitoring lease-up pace, budget assumptions, sales guidance and customer-related communications.
  • Partner with internal team and external vendors to provide all marketing and branding deliverables to newly acquired assets.
  • Complete community branding and sales visits to establish and maintain consistent customer experience and  brand image at all assigned locations. Report findings and recommendations to field leadership.
  • Oversee the implementation of resident programs designed to retain residents and increase the perceived value of our product.  Monitor effectiveness and make adjustments accordingly going forward.
  • Provide input to the creative team(s) on Marketing programs. Ensure that the programs are on target, on budget, and effective in meeting the objective(s).
  • Manage development and distribution of promotional and collateral materials to support sales and marketing programs in assigned area(s).
  • Develop relationships with industry vendors to assure beneficial terms for Equity, including (but not limited to): changes in marketing approach in the industry, understanding of new developments, etc. 
  • Communicate with internal creative staff and outside advertising agencies on projects and promotional activities including print, electronic media, direct-mail, and signage for assigned regional area(s).
  • Participate in efficiency review with property team and marketing team for assigned area(s). Monitor effectiveness of media and makes changes as appropriate. Analyze marketing programs and adjusts strategy and tactics to increase effectiveness.  Provide post-event reports, analysis, and regular status reports on marketing programs.
  • Represent the Company in a professional manner at all times.  Consistently maintain a professional, courteous attitude when dealing with residents, co-workers, and general public.
REQUIREMENTS
  • Bachelor’s degree required, preferably in marketing, communications, business or related field, along with 3+ years of related marketing experience or property management industry experience.
  • Must have experience in developing and writing marketing plans.
  • Knowledge of graphic arts, collateral design and production, public relations, and communications preferred.
  • Problem solving experience with contemporary solutions for marketing initiatives that impact the customer experience, the property, and the marketplace.
  • Ability to influence at all levels and effectively and objectively communicate and work with internal and external customers. 
  • Must be articulate and organized, with good writing skills, and have experience communicating and presenting ideas and marketing concepts to all levels.
  • Must be detail-oriented and able to work in a fast-paced environment with changing deadlines.
  • Available to travel overnight (approximately monthly) and locally (frequently throughout the work week), as required by business needs.
