Building Engineer / Maintenance Manager

We are currently looking for a Building Engineer to join our team at one of our newest buildings in Honolulu. As the Building Engineer, you will successfully manage the operation and maintenance of the mixed-use building in alignment with the General Manager and owner’s expectations as described in the management plan and operating budget, with the primary objectives of maintaining the physical asset, managing the expenses of the property, providing a safe quality living environment for residents and visitors, and establishing a positive, productive working relationship with Gerding Edlen and its affiliates.


You will have the opportunity to:

  • Manage maintenance related expenses in accordance with the annual operating budget, ensuring achievement of financial goals through effective productivity of maintenance staff, vendor management and the cost-effective oversight of maintenance functions, without compromising quality.
  • Build and maintain productive vendor relationships and accountability for all maintenance-related vendors at the property, ensuring they meet or exceed property requirements. This will include periodically soliciting new vendors, as well as negotiating terms with both existing and new vendors, monitoring compliance with contract agreements, and monitoring and resolution of liability exposures.
  • Ensure the overall appearance of the interior and exterior of the property (including amenity spaces, common areas and their equipment) meet the building standards and code requirements, where applicable.
  • Ensure all building systems operate efficiently at all times. This may include performing and tracking routine preventative maintenance, inspections, and repairs as needed throughout the life of the building. Additionally, maintain equipment rooms for safety, cleanliness and compliance with applicable codes and ordinances.
  • Manage and respond to all emergency services, ensuring emergency plans for back up and preparation of shut off maps are current. This also includes ensuring all property staff is prepared to assist in emergency situations.
  • Provide front-line information, documentation and training for property-specific systems and maintenance procedures, including specialized tools or service providers.
  • Manage all unit turns, ensuring repairs and improvements of vacant apartments are market ready for property staff to inspect at least 1 business day prior to move-in.
  • Timely completion of preventive and corrective service requests, and repairs for the residential, commercial, and retail spaces. Conduct maintenance and operation meetings with the General Manager and maintenance staff on a regular basis.
  • Maintain a professional, courteous and customer-service oriented attitude when dealing with residents, commercial tenants, colleagues, owners, etc., at all times, in all forms of communication, on or off the property.
  • Supervising staff through hiring, training, coaching and development as needed, ensuring a positive, productive working relationship with Gerding Edlen and its affiliates. This includes providing current, direct, complete and actionable positive and corrective feedback to others.


If the following attributes describe you, we want to hear from you:

  • Functional and technical knowledge and skills to do the job at a high level of accomplishment, including the ability to read and interpret building plans, and extensive knowledge of building systems, including HVAC, electrical, plumbing, elevators and boilers, and familiarity with the safe use of maintenance tools and equipment.
  • Ability to think and respond quickly, appraise damage, assess situations autonomously, accurately scope out length and difficult of tasks and projects, then determine the appropriate steps forward. This includes setting objectives and goals, developing schedules and task/people assignments, adjustments for problems and roadblocks and reporting progress updates to appropriate team members through conclusion.
  • Customer focus – Dedication to meeting the expectations, needs and requirements of internal and external customers, successfully gaining their trust and respect. This includes customer needs assessment, meeting quality standards for services, and evaluation of customer satisfaction.
  • Ability to successfully work with, and present to, more senior managers, partners, and ownerships groups, without undue tension and nervousness.
  • Strong verbal and written communications skills (in English), allowing for clear and succinct communication in a variety of settings (phone, in-person and email), and with people of various backgrounds and levels, both internally and externally.
  • Working knowledge of MS Office Suite, including Outlook, Excel and Word, with the ability to easily navigate the internet.
  • Sound knowledge of fair market pricing for outside vendors and an ability to negotiate better terms for the property’s benefit.
  • Knowledge of Yardi or similar management software system for tracking preventive and corrective work orders, unit make ready and turns and unit and building replacement items, such as carpets, appliances, equipment.
  • Ability to work outside of regular business hours, including evenings, weekends, responding to emergency calls, as required.
  • Ability to lift 50 pounds with or without accommodation.


Minimum qualifications:

  • A high school diploma or equivalent is required for this position. Trade school is a plus.
  • Minimum of four (4) years of general maintenance experience (i.e., plumbing, electrical, painting etc.).
  • Experience managing or supervising a team.
  • Multifamily residential and/or commercial experience required. High-rise building maintenance experience a plus.
  • Valid driver license and transportation.
  • LEED AP, or experience within LEED certified buildings, a plus.
