We are seeking an experienced apartment manager for our beautiful 250+ unit property in Renton, Washington.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.
- Hire, supervise and motivate all property employees.
- Participate in special projects and administrative tasks.
- Ensure staff compliance with company policies and procedures.
- Ensure staff performance of duties on a timely basis. Comply with the Washington State Residential Landlord & Tenant Act and all other governmental laws and regulations
- Show units and screen and select qualified residents.
- Visit competitive properties and assists in preparation of regular market surveys.
- Prepare weekly reports for Regional Manager's review.
- Make recommendations to improve marketing and leasing programs.
- Respond to resident inquiries, complaints and concerns promptly. • Respond to Maintenance needs and Work Order requests promptly.
- Enforce apartment community rules and regulations.
- Supervise Maintenance staff, including maintenance supervisor and any contract workers.
- Make regular inspections of grounds, including all common hallways.
- Make-ready all vacant apartment units within expected timeline.
- Collect rents, posts rents in accounting system, and deposits rents into the bank account for the • Property.
- Assist in approving invoices for payment
- Maintenance of property files and records
- Assists in reviewing market rents to ensure proper rates are being charged, monitors delinquencies, NSF and bad debt procedures to assure timely collection of rents, or evictions.
- Communicates all problems and makes recommendations to Regional Manager in a reasonable time frame.
- Ensure that work assignments are performed in accordance with OSHA (Occupational Safety & Health Act) standards at all times.

EDUCATION and/or EXPERIENCE - High School Diploma or Equivalent, and 3 or more years of experience as an Apartment Manager or Residential Community Director.
