Community Manager

SUMMARY OF RESPONSIBILITIES:

On-Site Community Manager position for 50 + units in Moreno Valley.  Must maintain high occupancy level of 96% and above.  Conduct regular market survey's and understanding competitive pricing.

MAJOR DUTIES AND RESPONSIBILITIES: Duties include, but are not limited to:

Focus on customer service, sales and resident retention  

Prioritize, attend and monitor daily activities, service requests, make-ready 

Be familiar with serving notices for uncollected rent promptly and accurately. 

Ensure all invoices are processed/posted on a daily basis per company standards. 

Rent and utility collections

Control petty cash fund. 

Inspect property daily to ensure a quality presentation of the community. 

Maintain resident relations, deal with complaints and problems relating to service and lease provisions. Maintain accurate log on events/issues with residents. 

Have excellent communication with Supervisor on property issues and needs 

Run credit checks for prospective tenants and verify all required information needed for rental approvals. Contact corporate for approvals. 

Maintain records and resident files in an orderly and up-to-date manner. 

Prepare legal action for eviction when necessary. Make court appearances for evictions along with attorneys when necessary. 

Collaborate with Supervisor to assess changes in rental market through analysis of customer traffic and rental records. 

Perform effective annual apartment inspections of each unit.

RELATIONSHIPS: Reports directly to the Regional Supervisor. Works with administrative division staff at corporate, other management company employees, outside vendors and service providers.

OTHER REQUIREMENTS: Hours of Work: Monday through Friday 8:30am to 5pm and needs to be available for weekends when necessary.  In addition, must be on call 24 hours or in case of a property related emergency.
