SUMMARY

Plans and directs operations and asset management of assigned properties within portfolio delegated by Senior Vice President of Asset Management.  Responsible for maintaining the integrity of the physical asset and maximizing the cash returns from the asset in accordance with PEP Property Management, LLC company mission, vision,  goals and objectives.

 

Performing the following duties personally or through subordinate Executive Directors.  Frequent travel is required. 

 

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned as required.

 

Administer company policies relating to matters such as regulation of operational property management of student housing assets, to include operations, maintenance and emergency standards.  Implement changes in policy, based on recommendations from study of capacity of present facilities requirements, and probable future needs.  Assures adherence to specifications of contractual services and MSDS and safety regulations

 

Review preparation of Executive Director reports, to include preparation and development of annual budgets, financial cash flow forecasting, variance reports, monthly operational reports, maintenance preventative and outstanding work order reports, CAPEX turn and acquisition budget and tracking analysis and monitor monthly and year end operating comparative statements.  Ensure all deadlines and reports are completed accurately and concisely.

 

Develop a pro-active portfolio resident retention program to ensure high retention and low turnover.

 

Ensure approved budgets are implemented and consistently followed, in order to promote financial and profitable sites.

 

Ensure collection procedures are implemented and consistently followed, in order to promote financial and profitable sites.

 

Ensure all aspects of the Turn preparation is followed for success by achieving customer move-in satisfaction, staying within approved contract guidelines and completing all aspects of Turn on or under budget.

 

At year-end, prepare financial documents for presentation and review by Senior Vice President of Asset Management.

  

Establish and implement a training program for new hire Executive Directors.  Items included in on-boarding training are; operational policy and procedures, office set-up, reporting procedures, rent collections, lease documents, evictions, late fees, policy violations, and accounting and purchasing procedures.  The Regional Manager is responsible for recruitment, training, team building and development of all property personnel.  Assist the Executive Director with annual reviews and employee goal setting.  Continue support training as needed to achieve all financial asset goals.

 

Evaluate Executive Directors’ performance, including policy violations or other issues, and complete corrective action notices in writing and initiate and oversee the dismissal process when necessary.

 

Regularly visit site offices, inspects field operations, and review financial reports from Executive Directors to determine progress of financial goals, physical asset and Capex projects.

 

Assist with on-going revisions of the Policy and Procedure Manual.  Prepare directives to carry out policies approved by the Senior Vice President of Asset Management.

 

 Arrive to work on time and meet all deadlines.

 

Represent PEP Property Management, LLC. in a professional manner at all times.

 

Attend approved conferences and seminars as necessary to remain current in the field.

 

Attend scheduled meetings as required.

 

Perform other work related duties as directed.

EDUCATION and/or EXPERIENCE

Bachelor's degree (B. A.) from four-year College or university; or four years related experience and/or training; or equivalent combination of education and experience.

 

LANGUAGE SKILLS

Ability to read, analyze, and interpret common scientific and technical journals, financial reports, and legal documents.  Ability to respond to common inquiries or complaints from customers, regulatory agencies, or members of the business community.  Ability to write speeches and articles for publication that conform to prescribed style and format.  Ability to effectively present information to top management, public groups, and/or boards of directors.

 

MATHEMATICAL SKILLS

Ability to work with mathematical concepts such as probability and statistical inference, and fundamentals of plane and solid geometry and trigonometry.  Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.

 

REASONING ABILITY

Ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables.

 

CERTIFICATES, LICENSES, REGISTRATIONS

Current driver's license.  Completion of Fair Housing Certificate Program.
