Full Time HUD Property Manager in El Monte, CA 91732
Los Angeles Property Management Company is currently seeking a FULL TIME PROPERTY MANAGER with HUD experience for a 70 units building located in El Monte.
Position:
The property manager is responsible for the day to day operation and management of the property. Qualified candidates MUST have at least 2-3 years’ HUD property management experience.
Duties and Responsibilities include but not limited to the following:
Management Duties:
- Must have Affordable Housing Experience.
- Responsible for the day to day operation of the property
- Residents and vendor relations
- Responsible for clerical duties such as answering phones, filling, faxing, mailing, etc.
- Prepare weekly, monthly and annual reports
- Supervise other property staff such as office & maintenance staff
- Prepare resident notices such as: 3 Day & 10 Day Notice, Lease Violations, Rent Increase Notices and Inspection Notices, etc.
- Attend court for evictions
- Attend meetings as required and Conduct resident meeting
- Conduct daily property inspections
- Maintain work orders and coordinate completion with maintenance staff
- Get vacant units ready for occupancy and ensure timely vacancy turnaround
- Collect bids for service and maintenance work
- Enforce Rules and Regulations
- Attend to after hours and weekend emergencies
- Maintain rental office clean and organized
Financial Duties:
- Rent collection
- Bank Deposits and manage Petty Cash fund
- Posting rents into online system
- Review reports such as delinquency, vacancy
- Prepare POs for services and supplies needed
- Monitor property budget to ensure adherence
Compliance Duties:
- Accept and process applications for eligibility
- Manage waiting list under fair housing guidelines
- Complete annual re-certification process, interim re-certification, transfer, etc. for compliance review.
- Maintain permanent resident files organized and in good order
- Complete compliance reports as requested
- Must complete reports for Hud, TCAC, Bond, Urban Futures
Qualifications and Skills:
- Must have a 2-3 year minimum of property management experience
- Must have at least 2-3 years’ experience with Hud, Affordable Housing experience.
- Strong customer service and communication skills, oral and written communications
- Bilingual abilities a plus
- Organization skills
- Computer Skills, Word, Excel, Internet based property management software such as Yardi
- Current CA driver license and auto insurance
- High School diploma or equivalent
Compensation:
Salary is based on experience.
