Property

Description:               Properties in the San Fernando Valley consists of roughly 80 scattered units of one to up to three units per building

                                    Properties in the Los Angeles area consists of 35 units with each building scattered around Los Angeles of 5 units each

 

 

Job Description:        Maintain the ongoing leasing and administrative functions of the property specifically related to financial and resident relations. Post and process all monies for deposit. Assure late notices are sent out, file evictions, track delinquencies and attend court hearings. Reconcile resident account ledgers. Process move out paperwork and assure that resident’s deposits are processed in a timely manner in accordance with the California State Law. Process all payables, work with vendors on payables issues, and assure vendors have been approved to work on property. Maintain and oversee office staff and entering and completion of work orders in accordance with the MBM standards.  Must be able to clearly, effectively, and professionally communicate in a positive manner with the applicants, residents, and vendors. Ability to process technical paperwork, including legal documents if necessary. Ability to problem solve and complete other assignments and job duties given. Additionally, for those 35 units scattered around Los Angeles – process Project Based Section 8 recertification’s annually and year round for each building/unit. Review and upkeep files in order for CalHFA MOR reviews annually and maintain compliance of files with HUD regulations

 

Qualifications:           High school graduate/GED necessary; college preferred. Must be computer literate, flexible, and able to assist with all aspects of property management functions. Applicant must possess excellent customer service skills and a professional demeanor. Ability to perform accurate mathematical computations.  Exceptional organization, oral and written communication skills are needed.  A vast knowledge of HUD regulations, such as program eligibility criteria, forms, policies, and procedures.  Yard experience required.  Public Housing/ Project Based Section 8 experience is highly preferred.  Familiarity with tenant-landlord law for the State of California required. Must have interviewing skills and the ability to use tact and mature judgment.  Absolutely must maintain confidential information of residents and residents’ files.  Must maintain a professional and respectful image, especially with representing the Company.  Dependability, teamwork, and integrity are of high importance.
