The Collegiate/Conventional Portfolio Manager represents the owner at all times and has full responsibility for maximizing portfolio net operating income through the implementation of effective cost control and revenue improvement programs. Entrata, Microsoft Excel, Word and Outlook are software used for this position.

The ideal candidate is a motivated self-starter capable of independent decision-making and action. The position requires an individual who is highly focused and productive and one that can take on a broad range of responsibilities and tasks, some of which will be unplanned and not detailed in the job description. Effective communication is essential to the success of this position with both verbal and written communication skills. The candidate will be resourceful and have a willingness to accept new challenges in a fast paced environment.


  • Must possess thorough understanding of the competitive market, budgets, and effective sales and marketing strategies is essential.
  • Responsible for direct implementation of policies and procedures, safety, training, and incentive programs.
  • Identify property goals and set resourceful objectives.
  • Excel in understanding of sales and marketing concepts and ability to develop, implement, and evaluate marketing plans with the team.
  • Committed to exceeding expectations in customer service and knowledge of fair housing laws.

Qualified Candidate Strengths must include:

  • Building motivated teams who work collaboratively to overcome obstacles and exceed expectations.
  • Ensure efficiency of staff through ongoing training, instruction, counseling and leadership.
  • Plan weekly/daily office staff schedules. Review, approve timesheets and time off requests.
  • Administer action plans consistently and on a timely basis with performance problems; document appropriately and communicate to appropriate parties.
  • Coaching property Business Team Leaders to develop and monitor yearly operating budgets and sales/marketing plans.
  • Achieve maximum portfolio net operating income through the implementation of effective cost control and revenue improvement programs.
  • Identify and implement creative programs to increase property values.
  • Analyze operational information for impact on NOI, identify marketing and/or occupancy trends and recommend appropriate strategies and adjustments
  • Accurately prepare and convey all operational and financial data to the President and/or owner in a timely manner.
  • Approve with the owner and Business Team Leader each property’s pricing strategy.
  • Develop and implement appropriate rent renewal strategies and sales and marketing plans.
  • Develop a high quality on-site team through implementation of effective recruitment, training, motivation and development programs.
  • Direct implementation of all policies and procedures as authorized in the company policy and procedures manuals. Work within guidelines, policies, and budgets for respective region/department. Ensure compliance as necessary.
  • Lead property transitions (dispositions and acquisitions) and other responsibilities as required.
  • Through the Property Teams, ensure that all physical aspects of the property are at all times fully functional and maintained in a safe and an attractive condition. Visually inspect grounds, buildings and apartment units on a regular basis.
  • Ensure that adequate scheduling occurs to insure that all vacant units are kept ready for occupancy.
  • Represent the owner and/or company with city officials, vendors, and others in the real estate industry to benefit the company as necessary.
  • Communicate effectively with owner, residents, and property Teams. Ensure that any areas of concern are addressed promptly and thoroughly.
