On-site Property Manager

On-site Property Manager - alternates on call every other week

Salary = $22/hr PLUS a rent free 3BR townhouse with washer and dryer

Beautiful 190 unit Market Rate Class B community looking for an experienced, professional and skilled on-site manager. Responsibilities include:

- Following instructions, complying with company policies and procedures, and submitting to designated authority

- Knowledge of and compliance with all Fed and State Fair Housing Laws and regulations, OSHA regulations and Calif landlord/tenant law

- Knowledge of and experience with hiring, supervising, training, disciplining and developing staff, and writing performance reviews

- Monitoring timecards and tracking employees absences/tardies/time off

- Monitoring budgets and costs, acquiring bids, scheduling vendors, approving purchases within the scope of your authority

- Conducting monthly staff meetings and safety meetings

- Assisting with developing annual budgets

- Correcting all deficiencies noted on inspections

- Showing expertise in leasing apartments, qualifying applicants and moving them in efficiently

- Increasing rent on current residents according to a regular schedule

- Accounting for and depositing all monies within 24 hours of receipt

- Conducting inspections (move-out/move-in/annual/night/safety/misc)

- Being on-call every other week and handling after hours emergencies

- Promoting resident activities throughout the year

- Preparing and serve all types of legal notices pertinent to the industry

- Shopping competitor's communities and aggressively pursue increasing rents for new applicants

- Submitting required weekly/monthly/semi-annual/annual reports

NECESSARY EXPERIENCE

- Must be experienced in managing market rate communities

- Must be willing to serve people from diverse cultures and backgrounds

- Must be able to understand and execute complex oral and written instructions in English

- Must be able to clearly express oneself in English - both verbally and in writing

- Must be familiar with Property Management software

- Must have a high school diploma, GED or equivalent experience

- Must have a valid driver's license and auto insurance and be willing to drive on company business

- Must live on-site and be able to alternate after hours on-call for emergencies
