Madrona Ridge Residential (MRR) has an immediate opening for An ASSISTANT PROPERTY MANAGER, to assist the Property Manager in oversight of two communities totaling 75 units in the greater Sacramento area in California. These properties serve low to very low income households. Madrona Ridge Residential provides exceptional property, construction and compliance management services. The ASSISTANT PROPERTY MANAGER plays a key role in supporting the Property Manager with oversight of all day-to-day operations of an apartment community, maximizing the property’s net operating income and ensuring optimal performance of the property. You will supervise maintenance staff in the absence of the Property Manager, and will be responsible for effectively managing leasing, resident services, maintenance, and compliance, among other duties. You will support the Property Manager in expense control, revenue enhancements, and reporting. Your leadership will be critical in the properties’ success.

Essential Duties & Responsibilities

  • Work with individuals, responsible parties and team to provide a safe, healthy and pleasant environment.
  • Rents allowed under the regulatory programs are being achieved, where possible
  • Property expenses are regularly reviewed and effectively managed to adhere to budgeted guidelines
  • All regulatory compliance requirements, including file compliance, recertifications, interim certifications, and appropriate documentation are followed, monitored and completed,
  • Assist residents and/or prospective residents with leasing and certification process, including: coordinate and facilitate the move-in process, accurately document new resident information on appropriate forms
  • Effective partnership with Resident Services and/or third party service agencies to meet the ownership’s service objectives, where applicable. Provide resident relations services to enhance the experience of new residents.
  • Participates in appropriate community and neighborhood meetings
  • Comply with laws and regulations applicable to the Affordable Housing Program(s) in place, and act in accordance with the HUD, LIHTC, Rural Development (RD) and governing compliance programs.
  • Complies with all Company National Standards, applicable health and safety rules and regulations, as well as applicable local, state, and federal laws.
  • High school diploma or equivalent is required for this position.
  • Minimum 3 years of residential leasing and/or management experience is preferred for this position. Minimum of 2 years administrative, accounting, customer service and/or supervisory experience preferred.
  • Previous experience in HUD, and LIHTC practices and guidelines. Rural Development (RD) experience a plus.
  • Experience with OneSite preferred
  • Current driver license and automobile insurance.
  • Real estate license (if required by state).
  • Other licenses and/or certifications as required by state law.
  • Must maintain professional appearance and comply with prescribed uniform policy.
  • Ability to be at work on a regular and consistent basis; Overtime may be required for this position.
  • Must be reachable at all times via phone or pager, except during approved time off.
  • Ability to work weekends and non-traditional holidays.
  • Must be available to work on-call or when needed due to staffing shortages.
