Property Manager

Position Summary:
Effectively manage, market and maintain the apartment community, its residents and staff, meet the financial objectives of the owner and management company and comply with all applicable regulatory standards and requirements. Responsible for managing the operations of property of over 300 units.
Essential Functions:
Monitors property budgets guidelines.
Works with senior management to resolve financial issues.
Participates in monthly financial reviews.
Collaborates with senior property management to establish appropriate rent levels.
Ensures timely collection and deposit of all rents and other fees.
Initiates corrective and/or legal action as needed.
Reviews rent schedules, schedules rent increase and renewals.
Provides required financial reporting.
Maintains optimum level of occupancy.
Ensures the property file reviews and re-certifications are completed timely and accurately.
Solicits bids in accordance with company policy.
Maintains compliance with applicable state and federal program regulations, including required reports and certification.
Maintains detailed written records per company policy and in accordance with all governing agency requirements.
Processes timely and accurate move-ins, move-outs and renewals.
Ensures the property and grounds are well maintained.
Works with maintenance team to implement programs and controls.
Follows company marketing policies and reporting requirements, maintains comparability studies, and implements resident retention program.
Ensures quality of rental advertising and printed material.
Approves rental applications adhering to property and all appropriate agency standards.
Complies with Affirmative Fair Housing regulations and Equal Opportunity/Affirmative Action policies, including federal, state and local governing agency requirements.
Implements security programs and/or the security contract.
Reports all property incidents, accidents and injuries in accordance with company policy.
Uses the company’s Professional Development Program (PDP) to develop, train and engage site employees.
Performs other duties as needed or as requested by senior staff.
Job Requirements:
High School diploma or GED, preferred Bachelor degree
Minimum of 3-5 years’ experience in property management
Certifications/Licensure – CAM/CPM or other industry related certifications a plus.
Computer Skills – Microsoft Office Suite, Yardi experience a plus
Must be able to lift at least 20 pounds
