Director of Maintenance and Renovations

Triumph Properties Group is looking for an experienced, dynamic, roll-up-your-sleeves Director of Maintenance and Renovations who will provide oversight of the operations for the company's portfolio of multi-family residential properties. The Director will manage, coordinate, operate and facilitate operations in all apartment communities. The candidate is responsible for all aspects of maintenance and grounds-keeping operations to include: inventory control, vendor selection, training, safety & risk management, capital projects and renovations, contract administration, emergency preparedness, and systems operations and preventative maintenance programs necessary to gain efficiencies and reduce costs.

PRIMARY RESPONSIBILITIES

1) Hire and supervise a staff of approximately 20 Maintenance Technicians.

2) Provide individual guidance and motivation to staff to enable performance of his or her fullest potential.

3) Conducts service review meetings with employees and vendors concerning performance and process improvements.

4) Physically inspect properties documenting employee performance, physical condition, and monitoring quality control of vendor's jobs.

5) Manage and bid the procurement of third-party consultants, contractors and vendors.

6) Coordinate due diligence of new property acquisitions.

7) Approve purchase orders and keep the properties on budget.

8) Implement Safety Program training, skills courses, and other on-going education.

9) Scope, bid and manage large scale renovation projects.

10) Maintain courteous communication with residents, applicants, employees and vendors

11) Assist in preparation of annual operating budgets

SKILLS AND ABILITIES

  • Must have at least 15 years experience working in Multi-Family Property Management with knowledge of standard industry practices in property management
  • Highly skilled in the building trades with emphasis on mechanical systems repair, service, and installation (HVAC, Plumbing, Electrical).
  • * Significant experience in large scale renovation projects

  • Knowledge of laws and standards that apply to property management, such as Fair Housing Laws, Landlord-Tenant Law, OSHA Standards, local and state building codes.
  • Computer proficient in Microsoft Office and Yardi Voyager
  • * Excellent personal leadership skills and proven ability to build, develop and motivate teams

  • Proactive, well-organized and results-oriented with the ability to lead and participate in multiple projects simultaneously in a fast-paced environment
  • Availability to work flexible hours as required and to be on-call in response to emergency situations
  • * Travel throughout Southern California as well as additional states is required .
