Great opportunity for an experienced full time On-Site Professional Apartment Manager.
We are an established company with long term team members looking to add a Community Manager. The Manager understands the way to build and maintain a community starts with curb appeal and immaculate apartments which will result in having quality, respectful residents.
We envision an experienced, full-time professional for an on-site apartment management position with strong leasing / marketing skills, knowledge of maintenance, project management and turning of apartments. Minimum of 3-5 years property management experience is required.
The ideal person will interact regularly with our terrific tenant base, and work on maintaining the high standard of living that has been established at this property, on a daily basis. Activities range from handling all desk aspects of property management to occasionally performing light maintenance.
Property Management Responsibilities would include:
Daily operations of an apartment community (50 units) located in San Rafael, CA. Conduct routine physical inspections of exterior grounds, interiors, and vacancies. Manage property and unit improvements, including all capital improvements. Schedule incoming service requests, coordinate and oversee vendors. Collect & post rents, follow through on rent collections, and legal notices as needed. Handle lock-outs, assorted tenant issues and address after hour emergencies.
Maintenance Responsibilities would include:
Ability to diagnose most apartment maintenance issues: including plumbing, leaks, tripped breakers, etc. Maintain the clean and well-manicured property, that has been established at these communities, on a daily basis. Basic working knowledge of building & property systems (HV/AC, roofs, appliances, etc). Ability to perform light janitorial & grounds cleaning as needed. Basic landscaping knowledge helpful.
Qualifications:
Strong leasing and marketing skills; be available to show vacant apartments after hours and weekends as needed. Ability to close is essential! Knowledge of Fair Housing and Landlord/Tenant laws. Strong advertising and updated marketing skills required. Knowledge of Outlook, Word, Excel and Yardi with basic accounting software. Time management skills with attention to details and a strong hands on approach. Strong people skills, exceptional organizational skills, excellent supervisory skills, good phone etiquette and a professional, positive image. Minimum of 3-5 years’ experience in property management and a 4-year college degree or equivalent experience. Reliable transportation.
Salary, plus 1 or 2-bedroom apartment. Separate leasing office, plus maintenance workroom and tool room provided.
