Polaris Property Management has an immediate opening for a full time Leasing Consultant to support the leasing and marketing efforts at our property in Los Angeles).

IDEAL CANDIDATE PROFILE

  • Bachelor's degree (B. A.) from four-year college or university; or five year's related experience and/or training; or equivalent combination of education and experience.
  • Previous residential property management experience with knowledge of common terms and procedures
  • Strong customer service skills and professional personal presentation
  • Ability to read and interpret documents such as multifamily leases, safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively with residents or employees of organization.
  • Must work well with others and be able to work as a team (team player)
  • Ability to calculate figures and amounts such as interest, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry.
  • Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
  • Ability to organize and manage changing priorities

  • Proficient computer skills (Word, Excel, PowerPoint, Outlook)

  • Operate property to a budget

  • Adapts to new technology, learns new programs quickly, and uses computers to improve productivity

MAJOR RESPONSIBILITIES

Marketing & Leasing

  • Reviews tenant applications, maintains waiting lists, shows available units.
  • Keeps property vacancy loss to a minimum by posting ads daily and holding "open houses".
  • Follows up on each tour with a thank you note and/or telephone call
  • Completes lease agreements
  • Conducts monthly Market Surveys
  • Walks the property to monitor the appearance of the property
  • Works with management team to administer renewal program
  • Type leases and complete appropriate paperwork, input information into Yardi.
  • Maintain resident files
  • Maintain and record daily inspections
  • Distribute notices
  • Assist management team with various tasks

Administrative:

Resident Retention:

  • Receive all telephone calls and in-person visits. Listen to resident requests, concerns and comments.
  • Quickly complete maintenance Service Request and inform the maintenance team. Answer questions for residents about community, repairs, rent, rules, etc. Follow up on a timely basis if unable to respond to residents on all matters.
  • Ensure all maintenance repairs are handled satisfactorily by contacting residents with completed Service Requests on a weekly basis.
  • Maintain open communication with Property Manager and Maintenance Supervisor.
  • Assist in planning resident functions. Attend functions and participate as host for any functions as directed by the Community Manager.
