Property Manager

We are currently seeking a qualified Property Manager to enhance the value of a fast paced Apartment Community with 300+ units. This person needs to be hard working and energetic.

Your responsibilities include, but are not limited to, the following tasks:

Personnel

    1. Interview, select and hire all on-site personnel.
    2. Consult with supervisor and ascertain salary levels of personnel.
    3. Recommend position changes and promotions.
    4. Handle questions and special situations involving personnel.
    5. Train, direct and supervise all personnel.
    6. Enforce company policies.
    7. Prepare and update on-call list.
    8. Prepare all necessary paperwork for new hires and terminations.
    9. Prepare schedules for entire staff.
    10. Reports to the Regional Manager.

Financial

    1. Collect all rents when due.
    2. Insure that all rentals are posted in a timely manner.
    3. Make sure that bank deposits are made daily following posting procedures.
    4. Approve each invoice or statement making sure that all products or services have been received or the work has been performed in a satisfactory manner.
    5. Follow budget guidelines and report variances with explanations.
    6. Approve all property purchases and make sure that your limit of purchasing authority is strictly followed.Contact your Regional Manager prior to any purchases in excess of your budget guidelines.
    7. Make recommendations on rental increases.
    8. Perform evictions as required on delinquent rentals.
    9. Be responsible and liable for petty cash funds.
    10. Learn and use all software packages involved with your assigned property.

Administrative

    1. Make sure all reports are completed and sent in within the required time period.
    2. Approve all resident applications and review qualifications.
    3. Made sure lease files are complete and that completion of lease are being executed as required.
    4. Follow payroll requirements and make sure all time logs are completed and sent to payroll per schedule.
    5. Effectively communicate with all personnel regarding policies and procedures as set forth in this manual.
    6. Exercise good judgment at all times.
    7. All over-time must be approved before submitting to the payroll department
    8. Inspect curb appeal, offices, and models daily.
    9. Analyze signage and inspect weekly.
    10. Plan advertising needs and consult with Investment Manager.
    11. Evaluate need for special programs which may be required to improve leasing.
    12. Shop competition and have knowledge of their rentals, policies, lease term, property condition, etc.
    13. Insure that all vacancies are prepared and ready to be leased.
    14. Train all leasing personnel.
    15. Analyze leasing performance.

Maintenance

    1. Schedule and monitor daily progress of on-site maintenance staff.
    2. Insure that all service requests are completed satisfactorily and in a timely manner.
    3. Schedule and inspect all make-readies.
    4. Inspect the entire property to detect potential problems.
    5. Determine which units need carpet, mini blinds or appliance replacement, etc. and get the approval from your Investment Manager.
    6. Work with contractors, as necessary, to complete projects being completed projects.
    7. Supervise maintenance staff and assume responsibility for all maintenance related projects.
    8. Handle any major maintenance problems and follow-up on a daily basis until project is completed.
    9. Respond immediately to any emergency maintenance situations.
    10. Have your Investment Manager sign off on any pay voucher for non-routine items.
    11. Have over-time approved by you Investment Manager.
    12. Responsible for ESCP, (Employee Safety Communication Programs), meetings.

Resident Relations

    1. Handle special resident problems and monitor all problems that may be handles by staff employees.
    2. Train on-site personnel on attitude toward resident servicing and encourage resident retention.
    3. Inspect problems in occupied units as a follow-up process after maintenance personnel have completed specific assignments.
    4. Distribute monthly newsletter.
    5. Oversee resident activities.
    6. Review all notices to vacate to determine the cause and visit with resident to save the lease or transfer to another Standard Management Company property.
    7. Manage an effective lease renewal program.

Accountability

    1. The Manager is totally accountable for the property operations.

Qualifications

    1. High school education.
    2. Full charge bookkeeping experience.
    3. Proficiency on 10-key adding machine.
    4. Courteous, pleasant voice, service oriented, personable, outgoing, friendly, intelligent, flexible, quick thinker, honest, competitive, assertive, detail oriented, and organized.
    5. Assertive collection abilities.
    6. Ability to interact with all levels of management and personnel.
    7. Some mechanical background and understanding of maintenance and landscaping.
    8. Property Manager Certification (not a must)

Physical Demands of the Position

    1. Inspection of property will include roofs, attics and climbing stairs and ladders.
    2. May require lifting, carrying, pushing, pulling 20 pounds occasionally, 10 pounds frequently, and negligible amount constantly.
    3. Will include walking and/or standing frequently.
