Maintenance Technician

This owner-managed building is conveniently located right next to USC and is in search of its newest Maintenance Technician. Our ideal candidate will possess the following: ability to perform all aspects of unit turnover during heavy season, drive, determination, and reliability.

Qualifications Summary:

• Completion of resident service requests in a prompt, professional and thorough manner.
• Keep an inventory of maintenance items. Complete the information on the inventory card when you use a part on stock.
• Inspect property continuously for repairs and improvements. Record any deficiencies and take action to improve the general appearance of the community. Correct any deferred maintenance that may exist.
• Organize an exterior and interior ongoing preventative maintenance program.
• Adhere to established maintenance schedule and assignments. Close completed work orders in Yardi.
• Work within the established budget and purchasing guidelines.
• Heater and air conditioner basic repair and maintenance knowledge a plus.
• Clear drains, install faucets, valves, toilets and repair pipes whenever possible.
• Conduct apartment inspections prior to move in and after move outs.
• Repair or replace window-panes, screens or latches.
• Repair and installation of stoves, ovens, dishwashers, garbage disposals and microwaves.
• Basic roof inspections and repair knowledge.
• Organize, clean and maintain all work areas and storage areas with safety in mind.
• Participate in emergency schedule for evenings, weekends and holiday coverage (on-call)
• Basic electrical, plumbing, drywall and paint knowledge required.
• Have knowledge of all fire and safety systems including fire alarm systems, elevators, monitoring equipment, emergency lighting system, etc.
