Immediate opening for an experienced Maintenance Supervisor at a 350+ unit apartment community in Moreno Valley, CA.
The ideal candidate will possess strong maintenance, leadership, supervisory, customer service, organizational and multi-tasking skills with a POSITIVE CAN-DO TEAM ATTITUDE! Must have the ability to work well both independently and under pressure; handling a multitude of needs at the property. Resident satisfaction is our top goal and we are looking for only the best!
JOB DESCRIPTION -
-Oversee the maintenance team while completing related maintenance duties.
-Train, motivate, coach, develop and supervise maintenance staff in order to achieve the operational goals of the property.
-Ensure all make-ready repairs and services are completed correctly and on schedule.
-When required, provide coverage for the on-call rotation to ensure 24 hour emergency maintenance service and response. Oversee the on-call rotation and emergency services and responses to ensure adequate response time and correction of deficiencies.
-Monitor vendor performance and ensure compliance with Company standards.
-Organize maintenance shop, keeping inventory of equipment, tools and supplies.
-Conduct regularly scheduled safety meetings with staff. Maintain safety standards. Maintain awareness of the physical condition of the property and immediately correct unsafe conditions.
-Maintain accurate records regarding preventative maintenance, service requests (received and completed), expenditures, apartment make-ready status and work in progress etc.
Support the office in resident retention and the renewal process through service requests and follow up on customer satisfaction as required.
QUALIFICATIONS:
• Minimum of 5 yrs hands-on experience in plumbing, electrical, HVAC, carpentry, paint & drywall. Residential property management experience preferred.
• Minimum of 2 yrs previous supervisory experience in a Service Manager or Superintendent capacity overseeing 3 or more employees.
• Trade Certifications are a plus.
• Customer service skills and the ability to develop a rapport with the residents and community staff.
• Ability to complete tasks on a timely basis.
• Accuracy and attention to detail with the ability to handle multiple priorities.
• Must be available on an as-need basis for after hours and on-call emergency services.
• Excellent written and verbal communication skills.
• Must have own basic tools / others will be provided at site
• Valid, clean driver's license and proof of insurance required for this position; no exceptions
• Must pass pre-employment drug screen and background check prior to employment.
