Job Summary Maintain resident ledgers, track additional income and input daily activity into the computers for the property. This position will be supporting 2 properties. ESSENTIAL DUTIES AND RESPONSIBILITIES -Verifies, allocates, and posts details of business transactions to subsidiary accounts in journals or computer files from documents such as leases, invoices, receipts, and check stubs. -Distributes daily activity reports. -Prepares monthly reports. - Reconciles and balances accounts. - Process application of Security Deposits. - Scans records and files to identify dates requiring administrative action such as lease expiration dates, delinquent accounts, 3-day pay or quits, and unlawful detainers. - Starts and monitors correct process associated with delinquent rent. - Sends invoice to past and current residents for damages they incurred against the property. - Verifies resident history. - Collects funds on checks returned for non sufficient funds. - Compiles reports to show statistics such as cash receipts and expenditures, accounts payable and receivable, profit and loss, and other items pertinent to operation of business. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential duties and responsibilities. - Associate's degree (A.A.) or equivalent from two-year college or technical school; or six months to one year related experience and/or training; or equivalent combination of education and experience. - Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization. - Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. - Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations. - Able to work weekends and overtime as job requires.
