HOMESTEAD RESIDENT MANAGER Department: Real Estate Type: Part time, non-exempt To Apply: Email your resume and cover letter to HR@chochousing.org Please list the job title that you are applying for in the email. Job Summary The Homestead Resident Manager will provide property management services, maintain common areas and coordinate with partner relationships, in keeping with established policies, budgets and regulatory requirements. Duties and Responsibilities: Administration: •  Process rental applications and fill vacant units in coordination with partner organizations •  Keep a daily log of routine and unusual events. Prepare accurate written reports as requested by supervisor or regulatory agencies on a timely basis. •  Receive, deposit and account for all funds collected on a daily basis. •  Complete initial and annual recertification of all residents where required. •  Execute all rental documents, and prepare and serve all notices to residents. •  Inspect units at move-in and move-out, and prepare security deposit refund requests. •  Participate in the annual budget planning process and monthly financial review meetings. Manage the property in keeping with the budget. Resident Relations: •  Maintains congenial relationships with all residents; is professional and polite; communicates easily with residents using strong interpersonal skills. •  Handle complaints/adversity with tact and diplomacy. •  Understanding and sensitive to cultural background, economic status, those with special needs, and adheres to Equal Housing Opportunity requirements. •  Participates in an on-call emergency schedule for evening, weekend, and holiday coverage of the property and/or other properties. •  Meet with residents to resolve issues, and prepare written documentation, related to lease compliance. •  Maintain a list of community resources and refer residents for assistance. Work with Resident Services program in the provision of activities and services where applicable. •  Participate in the Grievance and Appeal Process and legal proceedings. Security and Safety: •  Maintain a safe and secure living environment on the premises at all times. •  Call 911 or other emergency services as needed, and take an active role in assisting. •  Complete written incident and accident reports on all unusual events at the property. •  Report all safety hazards to supervisor immediately. Maintenance: •  Under general supervision maintain inventory and places monthly orders for materials for maintenance and repair. Additionally, under the supervision, interacts with vendors and prepares bid for large jobs. •  Periodically inspects building exterior and common areas, performing repairs and janitorial assistance as needed. Assists with scheduled annual unit inspections. Refurbishes apartments prior to occupancy. •  Maintains accurate records regarding preventative monthly maintenance on all equipment based on manufacturer recommendations or as required by housing regulations or codes. •  Inspect units on a scheduled basis and the common areas on a weekly basis, or more frequently as needed. •  Maintains knowledge of water, gas meter cutoffs, all building and fixture cutoffs, sewer cleanouts and maps and diagrams of the property. •  Custodial work/cleaning of common areas, including sweeping, mopping, vacuuming, emptying trash, cleaning windows, etc. Assists in grounds work and limited extermination services when necessary. •  Perform other maintenance, repairs and grounds duties when required Supervisory Responsibilities This job has no supervisory responsibilities. Language Skills Ability to read and interpret documents such as safety rules, operating and maintenance instructions and procedure manuals. Ability to contribute to routine written reports and correspondence. Ability to communicate effectively with residents or employees of organization. Reasoning Ability Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form. Certificates, Licenses, registrations Must have a valid California Driver's License and insurance. Other Skills, Abilities, Qualifications •  Demonstrated experience with preventative and on-going maintenance of a property •  Ability to work with a minimum of supervision •  Attentive to detail •  Desirable second language skills •  Ability to learn the YARDI maintenance computer program Physical Requirements The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. Qualifications
A minimum two years related work experience in property management is required and leasing and marketing experience is a plus.
