POSITION:
LIVE ON-SITE, 71 UNITPROPERTY IN West Covina
SUMMARY OF FUNCTIONS:
On-Site manager position- Must maintain high occupancy, keep informed of market conditions, understanding competitive pricing, and utilizing appropriate marketing resources .
MAJOR DUTIES AND RESPONSIBILITIES:
Duties include, but are not limited to:
1). Schedule, supervise and direct the daily activities of any on-site staff.
2). Prioritize, assign and monitor daily activities, service requests, make-ready
priorities.
3). Create an atmosphere of cooperation, enthusiasm, service urgency, teamwork, customer satisfaction, and professionalism.
4). Serve 3-Day Notices for uncollected rent.
5). Ensure all invoices are processed/posted on a daily basis per company standards.
6). Maintain cash receipt journal, daily and monthly reports.
7). Control petty cash fund.
8). Inspect property daily to ensure a quality presentation of the community.
9). Maintain resident relations, deal with complaints and problems relating to service and lease provisions.
10). Run credit checks for prospective tenants and verify all required information needed for rental approvals.
11). Maintain records and resident files in an orderly and up-to-date manner.
12). Collect rent, follow up on any past due balances, maintain account records, and make bank deposits.
13). Prepare legal action for eviction when necessary.
14). Show and lease apartments, handle telephone inquiries.
15). Conduct monthly market surveys.
16). Collaborate with property manager to assess changes in rental market through
analysis of customer traffic and rental records.
17). Plan, promote and implement effective Resident Retention program.
18). Perform effective annual apartment inspections of each unit.
ORGANIZATIONAL RELATIONSHIPS:
Reports directly to the property supervisor. Works with administrative division staff, other management company employees, outside vendors and service providers.
OTHER REQUIREMENTS:
Hours of Work: Basic schedule includes, but is not limited to, standard coverage of office from 8:30a.m. to 5:30p.m. Monday through Friday, however, needs to be available for weekends when necessary, Must be on call 24 hours or in case of a property related emergency.
Qualifications
Experience: property management experience with 20+ units managed.
Education: High School Diploma, College or industry certifications a plus.
Residency: MUST LIVE ON PROPERTY.
Knowledge of Microsoft Word and Excel
General Office and Bookeeping Skills
Knowledge of how to post to Craigslist/ other advertisement avenues.
Qualifications
SKILLS, KNOWLEDGE AND PERSONAL CHARACTERISTICS:
The following attributes are desirable for job success: experience in managing multifamily properties, certification as a resident manager (ability to supervise staff, bookkeeping experience, ability to communicate effectively, safety conscious, ability to asset yourself, preference for detail work, ability to work well under pressure, self-motivation and self-direction, ability to work with/without direct supervision and the ability to develop a team and be a team leader.
Experience: Presently or previously employed with management company as a MANAGER receiving satisfactory performance evaluations.
Must have a reliable vehicle to perform various management tasks and errands, including daily over night bank deposits. Must have proof of liability insurance for same.
