Description: We are seeking a bright and energetic Maintenance Supervisor for a 431-unit property located in Sherman Oaks. The Maintenance Supervisor will be responsible for all aspects of community maintenance operations under the direction of the Community Manager and Regional Supervisor. The Maintenance Supervisor is responsible for the overall appearance, maintenance, and repair of the apartment community. We are looking for a self-starter, someone with a positive attitude, demonstrates excellent attention to detail, works within budget, and can get the job done. This person must be able to work independently. Must have excellent organizational skills, the ability to run a large staff, and participate in repairs and maintenance work. A typical day will involve about 50% actual work, and 50% administration. Partial list of responsibilities: *Management of service requests and customer service. *Order maintenance materials and supplies while working within a budget, and explain variances when needed. *Supervise/monitor all vendor activity. *Maintains vacant unit turnover schedule in coordination with property manager. *Meet with the community manager and leasing staff daily to discuss property activity and customer service concerns. *Manage preventive maintenance: Regularly inspects grounds, buildings, plumbing, electrical fixtures, appliances and major equipment. *Emergency maintenance: Is available for back-up of on-call personnel and ensures after hours calls are covered by an assigned technician daily. *Maintains all storage and maintenance shops according to company standards, and safety regulations. *Performs other duties as assigned. *Train and supervise newly-hired service technicians and/or porters. *Conduct monthly safety and lighting inspections. *Assist Business Manager/office personnel as needed in emergency situations. *Consult with community manager and/or regional supervisor on major repairs, capital improvements, replacements and/or contracts. *Attend meetings and seminars as requested by Business Manager, Regional Property Manager or Maintenance Director. Requirements: *Must have a valid driver license and reliable transportation and insurance. *Must have all hand tools. *Must be available for night/weekend for after-hours emergency management. *Previous experience as a maintenance supervisor with a staff of more than 3 workers. *Excellent verbal and written communication skills. *Analytical and problem solving skills. *Experience with vacant unit renovation, and all aspects of component replacements such as appliances, flooring, HVAC, electrical, plumbing, cabinetry, counter tops, etc. *Pre-employment background and drug screening required. *Equal Opportunity Employer *Please forward your resume in Word format for consideration.
