Maintenance Technician

Essential Functions
-Complete occupied service requests within 24 hours in order to provide a quality living environment to our residents.
-Responsible for the timely completion of all phases of apartment make ready work, troubleshooting, and repair of most major and all minor mechanical systems.
-Present a professional, efficient attitude in remedying any resident complaint to ensure resident satisfaction while working within the company guidelines.
-Prepare market ready product within the five day timeline for normal turns.
-May be called upon to perform grounds and housekeeping tasks.
-Complete all work tasks in a safe and efficient manner.
-Relay information regarding property operations or conditions that could constitute a physical or liability hazard.
-Responsible for the administration of maintenance functions, and accurate tracking of inventory for repair and maintenance, and Yardi service requests and reports.
-Responsible for in-depth knowledge of any property specific special needs or problems (asbestos, remediation plan, deficient mechanical or plumbing systems, etc.)
-Participate in preventative maintenance programs and ongoing maintenance and repair.
-Participate in the implementation of an emergency plan for the property and assist in emergency operations.
-Perform administrative duties including the documentation of status of service requests and completion of checklists.
-Available for emergencies, on-call duties and resident functions.
-Participate in company provided training such as fair housing, safety, non-discrimination and harassment prevention.
-Perform additional duties as assigned.
Qualifications
-Must be able to receive and act on directions given orally or in writing.
-Ability to communicate clearly with residents, co-workers and vendors.
-Must be able to function effectively in a customer service environment.
-Must be self-motivated and positive team member.
-Must be able to climb stairs when entering buildings and offices. Must be able to walk apartments and grounds, including walking between several buildings. Bending, kneeling, stooping, pushing and pulling required and occasionally requires lifting 60 pounds. Requires eye-hand coordination and manual dexterity sufficient to operate a keyboard, photocopier, telephone, calculator and other office equipment. Requires normal range of hearing and eyesight to record, prepare and communicate appropriate reports.
-Team members must be able to physically access all exterior and interior parts of the community and amenities. Periodic exposure to outside elements where temperature, weather, odors and/or landscape may be unpleasant and/or hazardous. Shifts will vary.
