PROPERTY MANAGER: Onsite, Residential

SUMMARY: Provide operational and fiscal management of property in accordance with Property Management/Owner requirements while complying with established Company objectives and applicable law. RESPONSIBILITIES, INCLUDING, BUT NOT LIMITED TO THE FOLLOWING**: * Review and monitor service requests to ensure prompt and accurate handling of work. Ensure cleaning, security and engineering performance is in accordance with Company policy and procedures and contracted requirements. * Maintain Life Safety Manual and Emergency Response Plan. Coordinate and schedule all required evacuation procedures. * Purchase supplies, materials and equipment pursuant to approved budget. * Monitor access control and parking operations (if applicable) and maintain records. * Develop and/or maintain/update as necessary, property site rules and regulations, building standards, tenant handbook, security procedures and emergency preparedness programs. * Responsible for annual review of all contracts and bidding in accordance with client requirements. * Responsible for contracting of all vendor services in accordance with Company policies and guidelines. * Supervise the building staff, coordinate and review performance of contractors and vendors and provide evaluations and reports. Supervise the administration of service and supply contracts to ensure full compliance and cost control as well as * Successfully implement the business plan including operational/client goals, budgets and cash flow objectives. * Prepare and/or review monthly/quarterly operating reports for each property including monthly cash flow requirements and a 12-month rolling cash flow reforecast, financial statements, variance explanations, schedule of lease expirations, leasing activity reports, rent roll, accounts receivable, fee schedules, and capital expenditure schedules. * Prepare annual operating expense tenant billing and reconciliation in accordance with company procedures/timelines. * Prepare and distribute tenant invoices including, but not limited to, updating all miscellaneous charges, rent increases, reconciliations and escalations. * Monitor all receivables to ensure prompt collection of outstanding amounts in accordance with company requirements/guidelines. Ensure that all payments have been appropriately applied. Research any outstanding amounts due or credits to determine underlying issue and resolve in a timely manner. * Update tenant information in Appfolio or other software as assigned. * Prepare/update all lease abstracts for the property. * Review vendor invoices and monitor payment. Responsible for accounts payable including coding invoices, obtaining required approvals and updating and maintaining vendor records. * Monitor tenant work order charges and generate monthly billings, if applicable. * Monitor tenant security deposits. * Maintain and update the property site rules, building standards manual, stacking plans and rent roll. * Establish and maintain tenant relations through development and implementation of a comprehensive customer service program including but not limited to, personal contact with tenants, resolving issues in a service-oriented manner and overseeing activities to promote tenant satisfaction. * Respond via telephone or, if necessary, in person to after-hours emergencies. Retain ultimate responsibility for the successful and timely resolution of all after-hours emergencies. * Ensure tenant adherence to property rules and regulations. * Monitor all service, maintenance and construction contracts, reporting on projects with respect to outstanding bills, backorder items, lien waivers, as-builts, revised completion timing, etc. * Coordinate, review and oversee all tenant improvements, major repair and maintenance work and capital improvement plans, bids, contracts and work with the support of in-house construction manager. * Develop and implement cost control procedures to ensure that operating costs are held within budget guidelines. * Monitor tenant and vendor insurance compliance in accordance with Company guidelines/requirements. * Additional projects, as assigned. **Job duties or responsibilities may be modified as needed to reflect terms of the contract with the customer or work conditions with Property Management Company. JOB REQUIREMENTS: REQUIRED QUALIFICATIONS: * Seven (+) years of asset and property management experience strongly preferred. * Excellent communication skills, both oral and written. * Ability to work flexible hours. * Intermediate Excel, MS Word, Outlook, and Power Point. * Energetic, experienced real estate professional with an entrepreneurial spirit. * Must have ability to work with little to no supervision and be able to independently determine tasks to complete on a daily basis. * Must be able to function as main contact for client and tenants in building, using high level of professionalism and communication skills. * Must be able to speak and communicate effectively with management and customer Must be able to speak/understand written English. * Must have ability to work with other crew members and be able to take direction from Management. * Must be available for emergency/on call situations; weekends, as required. PHYSICIAL REQUIREMENTS: * Must have ability to operate machinery required for duties according to safety standards. * Must be able to perform all physical aspects of the above job duties, including continuous maneuvering throughout the building, pushing, bending and lifting of equipment and materials, exposure to dust, gas fumes, and extremes in temperature and/or humidity.
Qualifications
Seven (+) years of asset and property management experience strongly preferred.
Excellent communication skills, both oral and written.
Intermediate Excel, MS Word, Outlook, and Power Point.
Knowledge of Appfolio a plus.
