Leasing Manager

We are searching for a Leasing Manager for our current development located at Eighth St. and Grand Ave in Downtown Los Angeles. Once completed, "eighth & grand" will be a 700 unit urban residential community with a flagship Whole Foods Market on the ground floor, a 40-foot rooftop pool surrounded by cabanas and a lounge, approximately 50,000 square feet of retail space, and nearly an acre of open space.
In brief summary, the Leasing Manager is responsible for ensuring leasing targets are achieved. The Leasing Manager acts as a quality supervisor on the leasing floor, providing direct oversight and assistance to the Leasing Associates as they interact and assist our prospective clients and residents. Leasing Managers should always demonstrate excellent professionalism and have a high level of energy. Successful Leasing Managers will be detail-oriented, possess a sense of urgency, be customer focused and organized.

PRIMARY DUTIES AND RESPONSIBILITIES:
Responsible for overseeing and training Leasing Associates and the Administrative Assistant
Oversee leasing efforts to maximize the occupancy of the community
Supervises the Leasing Associates and Administrative Assistant and conducts bi-annual performance reviews
Manage move-outs
Assist in the preparation of the weekly ownership reports/pricing recommendations
Walk property daily to ensure curb appeal is kept up and provide direction to Grounds Supervisor when attention needed
Ensure leasing staff complies with corporate procedures and government laws on Fair Housing
Ensure email and voicemail is checked at least every 2 hours
Respond to internet and telephone inquiries in a timely and professional manner
Be familiar with and train the leasing staff on how to review and explain the lease document and all related addenda
Ensure follow up activities take place for all prospective residents
Manage, review and approve all leases
Perform new lease file audits
Monitor guarantor approval process
Ensure all data is accurately entered in RealPage
Projects a favorable image of the community to achieve property objectives and public recognition
Conduct all tasks necessary to close the sale, including making appointments, generating new leads, conducting tours, maintaining the model and any follow up necessary
Final make ready walks
Develop, implement and monitor lease templates
Generate and oversee move in letters
Ensure confidentiality of client, resident and company information
Understand the lease document and all related addendums and be able to clearly communicate all relative information to residents, prospective residents and parents
Participate in all move in and move out related activities
Maximize revenue and occupancy
Assist in collecting rents, security deposits and other income as requested
Understand the needs and expectations of residents, prospective residents, clients, and vendors and exceed them
Develop a sense of community among the residents and staff that your community is the place to be
Contribute to the monthly newsletter or resident communications
Maintain a positive community environment for both residents and associates and encourage participation in events and activities
Walk each apartment prior to move in to ensure that the units are clean and ready for move in
Assist in keeping the community clean by surveying common areas regularly and reporting any concerns and or helping to clean up when necessary
Attends work as scheduled to support the ongoing success of the company
Other duties, responsibilities and special projects as assigned
SELECTION CRITERIA:
Candidates for this position should hold the following qualifications and be able to demonstrate the following abilities to be considered as a suitable applicant. Please note that except where specified as "preferred," all points listed below are considered minimum requirements.
Qualifications (Skills "“ technical and non-technical):
High School Diploma or equivalent required
Bachelor's Degree preferred
Minimum of 3 to 5 years in property management sales and customer service
Possess the desire to grow, learn and serve the residents and customers
Previous experience with RealPage Property Management Operating and Information system is a plus
Proficient with computers, Windows (Word, Excel, PowerPoint), Internet and email, and other relevant applications
Proficient with basic office equipment such as copier and fax machine
Abilities:
