Occupancy Specialist

Occupancy Specialist for a lovely 75 apartment community located in Redlands. Under general supervision, sets up and maintains resident records. Receives information from tenants in order to initiate and follow through with all aspects of resident recertification and interim recertification; enters information on computer; complies with HUD, regulations regarding notification, verification and record keeping. Collects and receipts monthly rents using Rent Roll software; prints out and monitors deposit Excess Income and Tenant assistance reports. Provides information to prospective residents; schedule interviews with applicants; prepares all leasing documents for signatures; evaluates prospective residents' financial profiles and determines rent schedules. Prepares bank deposit and petty cash reconciliations. Maintains wait list and contacts applicants on wait list in accordance with community schedule. Maintains resident files. Job Requirements: Knowledge of HUD 202/PRAC programs or other affordable housing programs, understanding and working knowledge of rental software, clear writing and communication skills. At least 2 years experience in affordable housing or any equivalent combination of training and experience in property management. This position is full-time benefited and classified as non-exempt.
