Occupancy Specialist - Campbell Village

Position Title: Occupancy Specialist Property Name & City: Campbell Village - Oakland Position Type: Part- time "“ 16hrs/ wk Compensation: Commensurate with experience SUMMARY OF THE POSITION: The Occupancy Specialist works under the direction of the Property Manager, with a principal focus on certifying and processing occupancy requirements for all residents and applicants. The position requires excellent communication and interpersonal skills, and knowledge of Public Housing, Section 8, and Housing Authority programs. DUTIES & RESPONSIBILITIES: - Maintain all current resident files and conduct on a monthly basis all annual re"certifications. - Submit required occupancy reports and maintain records according to JSCO policies and regulatory agreements. - Manage eligibility procedures, including Tax Credit, Housing Authority, and Section 8 income certifications. - Schedule interviews and respond to applicant and resident inquiries on an ongoing basis. - Initiate and manage income, asset, landlord, and other verifications. Track/process incoming responses. - Show and tour apartments with prospective tenants. - Utilize/maintain waiting lists. - Assist residents in understanding & maintaining compliance with regulations, lease provisions, and house rules. - Provide professional service to the customers, tenants, and clients. Establish and work with residents to facilitate positive community relations. - Receive rent payments from residents. - Assist office staff with all aspects of running a residential leasing office as directed by the Property Manager. - Implement and support all John Stewart Company policies and procedures. - Perform all other duties that may be requested by the Property Manager. QUALIFICATIONS: - Familiarity with the general management of subsidized housing programs. - Relates well to people, exercises good judgment in dealing with owners, employees, residents, visitors and vendors. - Excellent interpersonal, communication (verbal and written), listening, and organizational skills. - Ability to read, write and speak fluent English. Multi-lingual skills are a plus (Cantonese desirable). - Able to handle emergencies, resident concerns and complaints while meeting necessary deadlines. - Strong computer skills including Microsoft Word, Excel, and property management software. - Minimum two years' experience in housing, social services or related field. - High School Degree or GED education. College or University Degree preferred. - Tax Credit Specialist, Certified Occupancy Specialist designations or equivalents a plus.
