Corporate Occupancy Specialist

Occupancy Specialist with Section 8 and Tax Credit Experience Sage Apartment Communities, Inc. is seeking an experienced Occupancy Specialist, well versed and current in all aspects of the Section 8 and the Tax Credit program our Corporate Office in Irvine, CA. Under the direct supervision of the Compliance Specialist you will perform all duties as outlined below for such programs as Project Based Section 8, Rural Development, Low Income Housing Tax Credit and other programs or projects owned or managed. Only candidates with Section 8 & Tax Credit experience need apply. This position requires 30% - 50% travel Duties and Responsibilities: 1. Review and approve applications processed for rental assistance and affordable housing programs. (All applications responded to within 48 hours) 2. Provide written response to applications in process (within 48 hours) to onsite personnel. 3. Coach/Mentor onsite personnel as needed during the file approval process giving feedback that will enable the onsite teams to learn as they go and become more productive. 4. Document steps taken with each manager and provide monthly summary to Senior Team with regards to ongoing issues. 5. Provide one-on-one training for onsite staff as needed. 6. Provide onsite support in the absence of a vacant manager or leasing consultant position. (travel required) Assist with normal property operations such as: Processing applications, running credit checks, processing rent payments, distribute notices and letters as needed, etc. 7. Assist onsite teams in maintaining the waiting lists, utilizing Yardi Voyager. 8. Assist onsite teams in processing initial, annual and interim re-certifications, in addition to retroactive rent calculations while conforming to HUD regulations and Tax Credit guidelines, utilizing Yardi Voyager. 9. Provide assistance to Senior Team and Supervisor with the direct oversight of all property recertification functions. 10. Perform all other duties as assigned by the Supervisor or Senior Staff. Qualifications •  Ability to Travel 30%-50% •  Must have a minimum of 2 years Tax Credit or Section 8 experience •  Yardi Voyager experience a MUST •  Basic math proficiency required •  Highly motivated and able to work independently •  Ability to handle pressure due to complexity and time sensitivity •  Excellent organizational skills; attention to details, strong verbal and written communication skills •  Works patiently, professionally and cooperatively with residents, providing exceptional customer service •  Preserves and respects resident and applicant confidentiality We offer a competitive hourly rate as well as benefits after successfully completing 90 days of employment.
