We are a recognized local property management firm that focuses on our people. We currently have a Property/Business Manager position open in our Seattle portfolio and we are looking for the right individual. The ideal candidate is a self-starter and has multifamily property management experience. Our residential apartment community is a newer building with commercial space, and we are looking for just the right person to join our team! The Property Manager will be responsible for and oversee all leasing, marketing, customer service, resident retention, bookkeeping and administrative responsibilities as required daily, as well as complete oversight of the office and maintenance team members and physical needs of the property. We are looking for a take charge individual with a strong, hands-on, positive attitude to step into the role as Property Manager and take the reins of this community and staff under the daily direction of the Regional Property Manager. Responsibilities include but are not limited to: Develop, plan and implement the budget to control the overall financial performance of the property. Handle record keeping and reporting responsibilities including financial reporting to the corporate office as required. Ensure timely rent collections, rent postings, bank deposits. Ensure the timely handling of late notices, legal filings and evictions on delinquent rents as required. Monitor effective cost control procedures to insure budget compliance. Oversee the maintenance team , timely turnover of units, customer service and resident relations. Oversee vendor/contractor relations. Oversee leasing team and maintain all new lease and lease renewal practices to include the resident selection and approval process. Oversee marketing outreach to include interacting with neighborhood groups and community organizations. Handle resident complaints and interact on all notices to vacate to save as many as possible from moving out. Ensure follow up on prospects, new residents, renewals and service requests are handled timely and effectively to maintain resident retention goals. Other responsibilities as required by the Regional Manager or corporate office. Requirements Must have at least 5 years of Property Management experience overseeing a mid-size property, inclusive of responsibility for financial and operational results, sales, marketing and staff supervision. Multi-Family Residential property management experience is an absolute must, and experience with Conventional, Market Rate properties in the Seattle area is strongly desired. Must have excellent customer service skills and the ability to develop a rapport with the residents and community personnel. Experience in personnel administration & disciplinary actions required. Knowledge of Seattle legal filings / evictions required. Experience with property financials, budgeting, reporting is required. Must possess analytical ability, problem solving and organization skills. Must possess a strong, take charge personality with the ability to handle multiple priorities and meet deadlines. High level of computer proficiency and experience with automated management / bookkeeping software is required, including strong basic knowledge of all Microsoft Office Products. Must be able to complete and pass strict background checks and drug screening.
