RegularJob Overview: The Senior Facilities Manager will oversee the maintenance and repair of all properties within the company's portfolio, including apartment buildings, common areas, and grounds. The successful candidate will be responsible for ensuring that all facilities are well-maintained and meet the highest standards of quality and safety.
Key Responsibilities:
- Manage a team of maintenance staff and contractors to ensure that all maintenance and repair work is completed efficiently and effectively.
- Develop and implement preventative maintenance programs to minimize downtime and increase the longevity of equipment and systems.
- Conduct regular inspections of properties to identify potential maintenance issues and ensure that all facilities are in compliance with local, state, and federal regulations.
- Manage the budget for facilities maintenance, including developing and implementing cost-saving measures and working with company vendor manager to negotiate contracts.
- Ensure that all properties are properly maintained and repaired, including managing emergency repair.
- Collaborate with property managers and other stakeholders to identify areas for improvement and develop strategies to enhance the resident experience.
- Ensure that all staff are properly trained in safety procedures and that all facilities are safe and secure for residents and employees.
Qualifications:
- Bachelor's degree in Facilities Management, Engineering, or a related field or equivalent experience
- Minimum of 7-10 years of experience in facilities management, preferably in a multi-family real estate company.
- Strong leadership and management skills, with the ability to motivate and develop staff.
- Strong knowledge of building systems and maintenance practices, including HVAC, electrical, plumbing, and landscaping.
- Experience managing budgets
- Excellent communication and interpersonal skills, with the ability to collaborate effectively with stakeholders at all levels.
- Strong problem-solving and decision-making skills, with the ability to think creatively and develop innovative solutions.
- Ability to work independently and manage multiple priorities in a fast-paced environment.

The salary range for this position is $126,000.00 - $190,000.00 per year. New hires generally start between $126,000.00 - $157,000.00 per year. The final salary offer will be determined after reviewing relevant factors, including but not limited to skill sets; relevant experience; internal equity; and other business and organizational needs.This role is also eligible to participate in Essex’s discretionary Annual Bonus program that is commensurate with the level of the position.
